Planning Approval for Bluebell Village Development in Knutsford

The Bluebell Village project has today received the green light from the Cheshire East Planning Committee, with an overwhelming 90% vote in favour. This flagship placemaking development promises to bring significant benefits to the community, underscoring the Tatton Estate’s commitment to the long-term sustainability and prosperity of Knutsford.

Bluebell Village, a 34-acre sustainable mixed-use extension to North West Knutsford, will comprise 225-250 new homes, a 50-bed care home and a local centre, along with vital infrastructure improvements. These enhancements include better footpath and cycle connections, along with accessible public open spaces. The development is allocated in the Cheshire East Local Plan and aligns with the vision of creating a walkable, well-connected community.

Community Benefits and Investment

Tatton Estate has worked diligently with the community, local stakeholders, the planning authority and statutory consultees to ensure the development meets the highest standards of placemaking, design and sustainability. The project will deliver:

  • New energy-efficient homes and local facilities integrated with renewable energy to reduce carbon emissions.
  • Enhanced cycle and pedestrian links to promote healthier, more active lifestyles.
  • Over 26% biodiversity net gain through new and enhanced open spaces and woodland planting.
  • Significant financial contributions to local infrastructure

The project will inject approximately £2.7 million into local schools, highways, healthcare, sports and recreation facilities through S106 contributions, a significant increase from previous proposals.

Furthermore, the community will benefit from an additional £2 million in Community Infrastructure Levy (CIL) payments, with 25% directed to Knutsford Town Council to support local infrastructure projects.

Supporting Local Ambitions

Tatton Estate fully supports Section 106 contributions being tied to local infrastructure provision in Knutsford and have long supported the need for new improved facilities within Knutsford. Approximately £400,000 will be directed to help fund the proposed new Medical Centre.
